Renewed planning permission sought for major expansion at Inshes retail park in Inverness eight years after project was first put forward

Renewed plans have been lodged for a major expansion at an Inverness retail park eight years after the project was first put forward.

The proposals include shops, a public house and restaurant, community allotments plus car parking and new access roads at the Inshes retail park.

An application has been submitted to Highland Council on behalf of Aberdeen Standard Investments to allow a three-year extension for further applications regarding conditions to be approved.

It comes as Lidl has also revealed plans for a new food store at a nearby site.

Plans for a multimillion-pound expansion on the 12-acre site at Dell of Inshes were first lodged by Corran Properties in 2013 but refused by the council.

Planning permission, subject to conditions, was subsequently granted in 2017 following a public inquiry during which the council told the Scottish Government Reporter it no longer contested the appeal.

An online public consultation this summer received 26 responses of which nine were supportive, 10 against with seven neutral or unsure.

The consultation website states when permission was granted, the council had devised draft proposals to upgrade the Inshes roundabout and surrounding roads.

"These works are now due to tie in with the Transport Scotland East Link which will terminate at a new road bridge over the A9 to the north of [this] proposed site," it states.

"Transport Scotland now has final approved plans for the East Link in place and Highland Council is consulting on its final road improvement proposals for the Inshes corridor.

"The road proposals include land owned by Aberdeen Standard Investments to provide a new road link between Culloden Road and the retail park.

"The proposals will also require a reconfigured Tesco access and the council is seeking comments on whether the road space should be allocated mainly for private vehicles or to include bus priority lanes."
