Private investor buys Inverness office for £505k

A two-and-a-half storey category B listed office building has been sold for £505,000 to a private investor.

Allied Surveyors Scotland’s Inverness commercial department secured the sale of 10 Ardross Street.

The 4195 sq ft property is fully let to a national professional services firm until 2025 at a rent of £40,800 per annum. The sale reflects a net initial yield of 7.73 per cent.

“Due to the attractive nature of the income from an established professional business, coupled with the lease term remaining, we received good levels of interest and were delighted to secure a positive outcome for our client,” said Allied Surveyors director Andy Gray.

ASG Commercial acted as joint agent in the sale.
