And one such successful business owner currently making use of their services is Jenny Henderson, who owns the popular Royal Hotel in Cromarty on the Black Isle.

This charming eight-bedroom hotel in the very heart of the village dates back to the 1700s, but has been extended several times since then, perhaps most notably in 1930.

It boasts public and lounge bars with restaurant that seats 45 and enjoys an excellent and enviable reputation for its good food - and which uses fine locally-sourced ingredients.

The hotel also boasts an additional dining room for up to an extra 50 covers, as well as conservatory (20 covers) offering opportunities for even greater dining space. There's also seating outside on the seafront-facing side of the hotel with room for around 48 further covers during the warmer months. A separate function room could also provide potential for additional dining space once upgraded.

The on-site accommodation, meanwhile, offers a mix of king, double and twin bedrooms - all of which have recently refitted en-suites.

There is also spacious owner's accommodation on site - featuring three bedrooms, bathroom and lounge/kitchen - as well as two further separate en-suite bedrooms that are used by staff.

Jenny, who has owned and run the hotel for 14 years, believes its facilities and location are a real winning combination, and a big part of its successful growth - which has already returned to pre-Covid levels.

“It’s a great location,” she said. “Here we are right on the Cromarty Firth, right beside the beach. We've had guests this week who saw dolphins from their bedroom window.

“Looking out today you can see the boats bobbing, the oil rigs being towed out. Earlier I was out on the beach with the dog. There’s a real work-life balance in Cromarty and it’s a really strong, supportive community.

“There’s always something going on. The place has a real buzz during the season. It's just great.”

Not only that, but it has a superb setting right on the seafront with excellent views of the Cromarty Firth and ample parking for guests.

Add in the charming and historic village of Cromarty, as well as its location close to the North Coast 500 - and on other key tourism routes like National Cycle Route 1, and the seasonal ferry that links the area to Easter Ross - and it’s easy to see why interest in this business is likely to be high.

Indeed, the village and area is popular with locals, tourers and day-trippers alike, with the natural beauty of the firth and Sutors at the estuary’s mouth, the history and bespoke shops of the village, and the wildlife spotting all providing different opportunities for the person who takes on the hotel,

Jenny adds that the investment she has made in her 14 years at the hotel mean it’s “ready to go” for someone eager to be up and running straight out of the gate, but that there is also potential to further develop other aspects of the hotel “if someone wants to come in and really put own stamp on it”.

Jenny was also full of praise for her close-knit team of staff, adding: “We've a really lovely team that work here too, some of whom have been here a lot longer than I have. They are wonderful and really help make the Royal somewhere special that our guests can’t wait to return to year after year.”
