PLANS have been submitted to build 34 new homes – including detached bungalows – on a site in Beauly.

Springfield Properties is behind the application to develop the land next to the fire station at East End.

It is hoping to build a range of two to four bedroom properties on the site which is part of a larger parcel of land earmarked for a total of 423 new houses – together with units for business and community use.

The applicant's planning statement, which was submitted in support of the application, stated: "The site has been scraped and work has started to form the roads but no further development has happened for a significant period and the site is currently fenced off and in an unsightly state."

The 34 proposed homes include 26 detached properties, eight of which would be bungalows, and eight semi-detached houses contained within what was described as "a cohesive, well-connected site layout".

The statement said: "The proposed development is to be laid out to make the most effective and efficient use of the site responding to its topography and natural features."

According to the document, 13 per cent of the site would include defined areas of open space and landscaping along with connected footways and cycle paths.

A Springfield spokesman said: "The proposed housing is aimed to provide much-needed new homes for families, first-time buyers and older people in a range of detached, semi-detached houses and flats.

"This would be well laid out and landscaped to ensure that development would allow for the long-term sensitive urban extension of the existing settlement through well connected and landscaped housing.

"Our proposals are intended as a sustainable, natural expansion of Beauly to the immediate north of the existing town on an allocated site.

"A modern, contemporary form of design will be adopted, along with a layout that reflects current roads standards and Designing Streets approaches."

The application is currently under consideration and it is expected that a decision will be made by January next year.
