A so-called “race for space” has fuelled a sales rush for the Highland’s biggest house builder, it has been claimed.

An increased demand for homes in Inverness is seeing Tulloch Homes – recently acquired by Springfield Properties – sell new homes at least five months ahead of their completion.

Ness-side development The Maples is being rolled out faster than anticipated, with 75 homes already sold, and it is a similar story at Wester Inshes and Fairview.

Jo McLaren, Tulloch Homes sales and marketing director, said: “It’s been an amazing year for sales in the city and strong demand is being driven by people, including those seeking to work from home, seeking lifestyle enhancement.

“They want versatile space for all the family inside their new home, plus good garden space and nearby leisure options. Demand is such that the majority of homes we’re selling just now are not available for occupation until April – but buyers have the advantage of a fixed price being set in stone now for when they move in.”

“This ‘Race For Space’ is occurring across the Inverness market, with families both upsizing and downsizing, and strong demand from locals opting to relocate to improve lifestyle choice.”

Ms McLaren pointed out that buying five months ahead of occupancy means supply chain issues will not interfere with the new owners’ choice of kitchen, carpets and other fittings.

And she added: “The number of first time buyers is picking up, with the bank of mum and dad proving a key help locally.

“Although the local market is dominating sales, we’re seeing families buying to relocate to what they see as a beautiful part of the world.”

Beyond Inverness, Tulloch says it is seeing similar high levels of demand at their new developments in Kirkhill, Culbokie, Aviemore and Forres.
